Property Prices Fall Again...

Property prices fall again but pace eases... PROPERTY prices fell again last month, new figures out today show. Prices were down 0.5pc in March but this was a slower fall than in the previous month, according to the Central Statistics Office. In the year to March the fall was 3pc nationally. Dublin prices were 1.4pc higher than a year ago, despite a 0.8pc fall in March. Prices have now halved countrywide since the peak of the housing boom in 2007. Dublin prices are down 56pc, with those in the rest of the country down by 49pc. Although the pace of price falls have eased, the latest figures mean recovery in prices is still some way off. A Ghost Estate For Just €50,000 !

Auctioneers to sell 14-house ghost estate in Co Kerry for just €50,000... DEPENDING on how deep your pockets are, you can pick up a ghost estate of 14 houses for only €50,000 or a Georgian House for €1m in the Allsop Space auction next month. A total of 90 properties are available at the event on July 6. Another unusual property on offer is Whites Castle, Athy, Co Kildare, a 15th century castle in the centre of the town, which also has a €50,000 guide price. The auctioneers are hoping to raise about €8m from the auction, which is below the €13m it achieved in its last auction in May. But then there are fewer lots this time and less valuable commercial properties. The ghost estate was conceived as a multi-million holiday home development at a pivotal point on Kerry's tourist trail. The 14-house lot at Annagh Banks in Castlemaine, Co Kerry, is about to be auctioned for only €50,000. It will be the first time that Allsop Space will include a full ghost estate as one lot at auction.

Property Prices Still Tumbling...

Dublin apartment prices now down 62pc, says CSO THE house prices freefall has worsened, with some properties now up to 62pc cheaper than at the height of the boom five years ago. February alone saw one of the largest single monthly falls on record - 2.2pc, a figure surpassed only during two months in spring 2009. Apartments in Dublin are worst hit by the crash, while the overall fall in the value of all properties in the capital is now up to 57pc. The Central Statistics Office also warned that in the last 12 months prices have come down by 17.8pc. That is compared to a 10.8% fall in the year to February 2011. A breakdown of the Residential Property Price Index since the slump hit exactly five years ago showed: - Nationally, the crash has wiped 49pc off values; - Houses in Dublin are down 56pc but apartments 62pc - Outside of the capital, prices are down 45pc on average. House Prices Lowest Since 2000...

House prices now under €200k, lowest since 2000... HOUSE prices in Dublin have fallen below the €200,000 barrier for the first time since the early months of 2000. Values fell by almost 17pc last year - the fastest annual decline in almost two years, official figures have revealed. The average cost of a home is now about €165,000 based on prices at the peak of the property boom in February 2007 while in Dublin prices have fallen to €198,260. The Central Statistics Office (CSO) has reported prices down by 47pc in the last five years. On top of that huge crash, the record for December shows house prices falling at their fastest rate since February 2010 and a steady increase in the rate of decline all through 2011. The average price paid for a house nationally in February 2007 was euro €311,078, while in Dublin it was €431,000, according to the accepted report on mortgage drawdowns by Permanent TSB. Prices 'Down 60%-Plus'

MANY PEOPLE selling their homes are still looking for prices higher than buyers are likely to pay – and the difference between asking and selling prices can be as much as 20 per cent. For while property website surveys published this week show residential property price falls since the peak of the property boom of between 43 and 52 per cent nationally, estate agents say that actual selling prices are now down by around 60 per cent and more. The lack of specific information about property sales prices means that buyers and sellers are still largely in the dark about what is actually happening in the property market. This should change in June, when a property price register detailing recent sales, with addresses and prices, is published by the Property Services Regulatory Authority (PSRA). The figures published by property websites MyHome and Daft are all based on asking prices. 92% Sold By Allsop...

92% of lots sold by Allsop... THE BIDDING was brisk at the Allsop Space auction of mostly distressed property in Dublin’s Shelbourne Hotel yesterday, as 1,600 people packed into the auction room and spilled out into the bar and lobby of the hotel. A total of 97 of the 108 properties sold under the hammer with a further two selling after auction, raising a total of €11.4 million. Around half were cash buyers – 30 per cent less than at previous auctions. A small group of protesters from a group calling themselves the Anti-Eviction Taskforce held a low-key protest outside the hotel. However proceedings came to a brief halt when one protester stood up in front of the auctioneer and warned about the “ill will” that could affect buyers of distressed property in communities. “Don’t bid then,” replied auctioneer Gary Murphy from UK-based Allsop, before thanking the protestor for his “kind words”. Massive €1m slump in value of D6 houses should attract canny buyers There is strong anecdotal evidence that the decline is worse than official figures suggest... IN May 2008, blue-chip auctioneering firm Douglas Newman Good confidently sought offers in excess of €1.55m for a "well-proportioned, mid-terrace Victorian home" on Waverly Terrace at the end of Kenilworth Square North on Dublin's southside. Nama proposes negative equity scheme... Nama is proposing a deferred payment scheme to protect property buyers against the risk of negative equity in an attempt to kick-start the property market. The agency wants to introduce a scheme where Nama would waive 20 per cent of the purchase price on one of its 8,000 Irish residential properties after five years if the property were to fall further in value. Customers will deal with the banks on the scheme and will have no engagement with Nama. Chairman Frank Daly said the agency was in talks with the Minister for Finance and the Department of the Environment about the agency’s proposals. “We are teasing this through. We want to analyse the full impact of it and we would hope to make an announcement early after the summer,” he said at the launch of the agency's 010 annual report. New mass sale in autumn... More property auctions are on the cards as owners seek fast sales in an uncertain market. KNIGHT FRANK is the latest estate agency firm to enter the mass auction market with plans to to hold a sale of 30 to 40 homes on a single day in the autumn. The company, which specialises in prime Dublin and country property, is currently scouting for suitable homes to include in an auction scheduled for October. The two auctions held by the Allsop/Space partnership, in April and earlier this month, have shown that there is a market for distressed properties at knockdown prices. Allsop/Space plans to hold a third auction in September with over 100 properties, the vast majority of which are being sold by receivers and banks. Savills is also planning to hold a distressed property sale in the autumn and is believed to be in negotiations with banks to sell their distresed stock. Building ban on rezoned land leaves taxpayer with huge bill... THE taxpayer will be forced to pick up the tab as councils ban housing on massive banks of land -- bought for billions by property speculators at the height of the boom. The value of development sites has plummeted by more than 90pc, after councils rezoned land which is no longer needed for housing. The Irish Independent has learned that 12 of the country's 34 local authorities have already dezoned or banned development on lands. The remainder will do so by the end of the year, under a radical shake-up of planning system countrywide. But the move will have serious implications for taxpayers. Banks lent billions for speculative deals on those lands which have since collapsed -- with the State now forced to pick up the bill. Figures dispel myth that we're top home buyers in Europe... HOME ownership in Ireland is in line with the average in the European Union -- debunking the myth that home ownership here is among the highest in the EU. The Spanish, Greeks, Portuguese and people in a host of former Eastern Bloc states all have higher ownership levels than Ireland, figures obtained by the Irish Independent show. Some 74pc of Irish people own their own home. This is in line with the average for the 27 members of the EU. Ireland ranks 18th in home ownership levels out of 31 countries looked by the the EU statistics agency Eurostat. The figures are for 2009, the latest available. The highest home ownership is in Romania (96pc), followed by Lithuania (91pc), Hungary (89pc), Slovakia (89pc), Estonia (87pc), Latvia (87pc), Bulgaria (87pc), Norway (85pc), Iceland (84pc), Spain (83pc), Slovenia (81pc), Malta (79pc), Czech Republic (77pc) and Greece (76pc). Prices for self-catering holiday homes have been slashed by up to 60 per cent - despite July and August being peak season - because letting agents cannot rent them otherwise. Dream Holiday Homes and self catering.ie, two of the country’s largest such firms, last week reported significant cuts in prices and a surge in business for special-offer rates. Selfcatering.ie managing director Mary Carr said that ‘‘never before in high season have rates been cut to such a degree’’. ‘‘Houses for seven days in the likes of Rosslare or Kenmare, which have always been popular, have dropped from €950 or €850 per week to €750 or €650. ‘‘We have deals for inland accommodation in places like Westmeath for €299 a week and in hotels like Breaffy House [Mayo] for €134 per person sharing for two adults’ bed and breakfast with one evening meal, with two kids eating and staying for free. ‘‘Local attractions and businesses are all offering discounts, and people are more price-conscious than ever. HOUSE prices in Dublin have gone into a 60pc freefall from their peak and are now at levels last seen in 2002. The cost of buying a home in Dublin fell by 16pc in June compared to the same period last year. In real terms, Dublin house prices have fallen by 60.2pc, from the peak of the market in 2006, according to Sherry FitzGerald estate agents. The national market has corrected by 55.2pc and the average cost of a second-hand house in Ireland dropped by 15.3pc. First-time buyers remain the most active sector in the market, accounting for almost one-third of the properties traded in the year to date. Chief economist Marian Finnegan with Sherry FitzGerald said the falls placed the Irish property recession as one of the most significant recessions in the post-war era. Some Dublin rents among highest in EU despite decline... The relatively high rents for Dublin prime office and retail accommodation are highlighted by the latest Knight Frank summer survey of European rents and yields. Dublin's prime shopping centre rents, at €3,750 per sqm per year, are the second-most expensive of the 25 cities surveyed and surpassed only by London's West End, where rents average €5,556 per sqm. Parisian rents, at €2,000 per sqm, are little over half those in Dublin. Dublin shopping centre rents are the only ones to show declines. Keiron Diamond, director at Knight Frank Ireland, points out that many distressed tenants have secured rent reductions or other forms of deals with landlords, some of whom, however, are reluctant to publicly acknowledge rent cuts. The values of Dublin shopping centres have declined and this is also reflected in the yields, which at 7.75pc, shows the values are the fourth cheapest in Europe. Some might argue that the high

2011 House Prices At 2002 Levels...

House prices drop to 2002 levels after 14% fall last year... HOUSE PRICES have fallen back to 2002 levels, according to reports released yesterday. The average asking price for a home nationally fell by between 12 and 14 per cent in 2010, according to property reports from websites MyHome.ie, Daft.ie and auctioneers Sherry FitzGerald. All three reports found the rate of decline had slowed, but none predicted that the bottom of the market had yet been reached. However, real estate agents Savills said property in prime locations was unlikely to fall further. Leitrim was the only county in the Republic where property prices did not fall last year, rising by 1.4 per cent in the last three months of 2010. The average home has now dropped by between 35 and 48 per cent since the peak of the property boom, the reports found. Collapse in house prices will be good for economy... Many people in recent weeks have tried to explain what is happening to the economy. How can we visualise why credit has dried up? Guru hobbs blames cowen as homeowners face 10 year wait for property price recovery... Financial guru Eddie Hobbs has lashed Taoiseach Brian Cowen for the "leadership vacuum" that has prevailed for the past year. Dublin Property Market Draws Low Marks for European Investment... Feb. 2 (Bloomberg) -- Dublin, capital of the first euro-region country to report an economic recession, offers the worst real estate investment prospects among Europe’s major urban markets, Pricewaterhouse Coopers LLP said. The Irish capital ranked last among 27 European cities judged for their property investment and development opportunities, according to the annual survey of 520 real estate professionals. Dublin also came second to last, after Moscow, as the riskiest market. Irish commercial real estate values declined almost 24 percent in the 12 months ended Sept. 30, according to London- based researcher Investment Property Databank. The collapse of the housing market and restricted lending by banks contributed to Ireland’s slower economic growth, which in turn curtailed demand for commercial space.
